Can I upgrade to full-service representation?
Yes. Many sellers begin with a more independent approach and later decide they would like additional support. If your needs change during the process, we can discuss upgrading to a higher level of service or full representation, subject to brokerage policies and agreements.
Can I cancel?
Who handles negotiations?
This depends on the service level selected. Independent sellers may choose to communicate directly with buyers or buyer agents, while sellers in our assistance or full-service programs can receive varying levels of negotiation guidance and support.
Do I communicate directly with buyers?
In some service models, sellers may communicate directly with buyers, buyer agents, or showing requests. In other cases, communication and coordination may be handled on your behalf. We’ll explain how communication works based on the option you choose.
Is this suitable for downsizers?
Yes. Our Seller Assistance Program is especially helpful for downsizers who want flexibility, transparency, and support while remaining actively involved in the process. We understand that downsizing often involves more than just selling a property — it can also involve lifestyle changes, planning, and emotional decisions.
What happens if I need more support?
Our flexible model is designed to adapt to your needs. If you decide you want additional guidance, marketing support, negotiation assistance, or full-service representation, we can discuss available options and tailor the level of support accordingly.
Can I still appear on Realtor.ca?
Yes. Eligible properties listed through the MLS system can appear on Realtor.ca, giving your property exposure to a wide audience of buyers and Realtors.
Can I cancel?
Yes. There are no long-term commitments. If you choose to proceed and later decide the service isn’t the right fit, you can discuss cancellation terms at any time based on your agreement.
Do I have to pay commission to Co-operating Brokers?
Under the MLS® Rules the Listing Brokerage has the obligation to offer commission to the co-operating broker (or Buyer Broker) for finding a buyer and that commission may not be zero. To comply with the MLS® Rules, we offer a co-operating commission of $2. If the Buyer Broker accepts this offer of co-operation, we will pay them from the listing fee that we received from you. However, in most cases the Buyer Broker will contact you to discuss their commission before they show your property to prospective buyers.
Under the MLS® Rules, the Seller does not have an obligation to pay commission to a Buyer Broker. It is entirely up to you whether you wish to pay commission and how much commission you choose to pay. Keep in mind that there is no such thing as a “standard” or “fixed” commission rate, you can negotiate it freely with the Buyer Broker directly.
